In a move set to redefine urban transit, Chennai Metro Rail Limited (CMRL) has revealed plans to integrate driverless metro trains into multi-storey buildings. The innovative proposal is part of the ambitious phase-2 project, aiming to blend property development with metro stations across key locations.
CMRL envisions a transit-oriented development strategy, aiming to bring together properties, people, activities, and public transit. The plan includes property development around metro stations at three significant locations: Thirumangalam, Koyambedu, and Thirumayilai.
At Thirumangalam, CMRL has acquired a 450-meter-long plot near the Thirumangalam flyover. The decision to avoid dismantling the existing flyover, coupled with the integration of a metro station into a 12-storey building, showcases an innovative utilization of available space. The alternative approach aims to enhance connectivity without disrupting existing infrastructure.
CMRL officials emphasize the concept of transit-oriented development, where properties around metro stations become integral components. The synergy between metro stations and property development is viewed as a holistic approach to urban planning, fostering enhanced connectivity, and promoting mixed-use urban spaces.
Former CMRL director R Ramanathan underlines the financial sustainability aspect. Beyond relying solely on ticketing revenue, the plan includes avenues such as advertising, retail outlets within stations, and property development. This diversified approach aims to generate additional revenue streams, ensuring the operational cost and loan repayment considerations are met.
Sivasubramaniam Jayaraman of ITDP-India adds a critical perspective, emphasizing the need to identify the purpose of property development. Whether catering primarily to commuters or evolving into activity centers that attract both residents and visitors, the impact on commuting patterns and urban dynamics is substantial.
