n a compelling entrepreneurial story, 33-year-old Indian-origin businessman Karun Vij has turned property ownership into a significant source of income, earning a staggering ₹9 lakhs monthly from his real estate ventures in Canada.

Background:
Karun Vij’s journey began during his college days at McMaster University in Hamilton, Ontario, Canada, where he pursued an engineering degree. Observing the rental market charging per room rather than for entire houses, Vij saw an opportunity. After meticulous planning and saving, he made a strategic investment in a property close to McMaster’s campus.

The First Investment:
At the age of 26, Vij invested $64,781 (approximately ₹54 lakhs) in a Hamilton property valued at $323,904 (approximately ₹2.7 crores). This property, rented out to seven college students, marked the initiation of his venture. Vij emphasized the selection of the area, considering factors like affordability and the university’s reputation.

Balancing Work and Entrepreneurship:
Vij, not initially intending to become a full-time landlord, pursued a career as an application engineer and later as an account manager at a global workplace automation firm after completing his college education. However, fueled by his entrepreneurial spirit, Vij continued to invest in multiple homes in southern Ontario with the increased income from his job and rental properties.

Expansion and Success:
Reflecting on his journey, Vij expressed the excitement and nerves of being a first-time landlord. Today, he owns four rental properties in Canada, with a cumulative worth of almost $2.3 million. Residing in Chicago with his wife and daughter, Vij’s success highlights the transformation of a dream into a thriving business.
