Why Rich Indians Flock to London’s Marquee Properties

In a recent development, Adar Poonawalla, CEO of Serum Institute of India, clinched a deal for London’s costliest property at ₹1446 crore. This trend of Indian Ultra-High Net Worth Individuals (UHNIs) investing in London properties is on the rise.

Indian UHNIs are drawn to London as a gateway for business opportunities, a desirable lifestyle, diversification, and superior education for future generations. The UK is a preferred real estate destination, with 47% of Indian UHNIs expressing interest, according to a Knight Frank Attitude Survey.

Real estate stands out as an inflation hedge and offers diversification benefits. One in ten respondents seeks attractive valuations and distressed opportunities. For many UHNIs, real estate is a passion combining sentiment and practicality.

London’s allure stems from its status as a financial and educational hub, serving as a global gateway for investors. Besides financial considerations, owning marquee properties in London is often a matter of prestige for Indian HNIs, offering a certain quality of life, connectivity to global cities, and a strong currency.

Cushman & Wakefield data reveals a steady increase in Indian investments in foreign real estate, with a notable growth from $58.7 million in FY 14 to $188.73 million in FY 23. The UK, in particular, attracts investments due to cultural comfort, family connections, and educational opportunities.

Despite a weaker phase in the UK economy, the real estate market remains attractive. Factors like cultural familiarity, quality living, healthcare, family ties, and educational prospects contribute to Indian UHNIs’ decisions.

Cushman & Wakefield’s data showcases a Compound Annual Growth Rate (CAGR) of 14%, reflecting the increasing trend of Indians diversifying their financial portfolios through foreign real estate investments.

The UK’s current economic conditions present opportune moments for investors, although the ultra-high-end market experiences less volatility.

In conclusion, the surge in Indian UHNIs acquiring marquee properties in London reflects a strategic blend of financial acumen, lifestyle aspirations, and a quest for international opportunities.
